The Upenn Portfolio consists of 12 student housing homes located in the heart of University City Pine Street and Baltimore Avenue. The portfolio is located across the street from the University of Pennsylvania and consists of 83 bedrooms with an extremely strong historical occupancy rate. Through off-market sourcing and local relationships, Argonaut Capital identified an opportunity to own a rare portfolio of student housing homes in a highly coveted and supply constrained sub-market. While recognizing the value of having strong tenancy and high occupancy, the business plan entails a light cosmetic renovation to help improve rents that are trailing the market by 20%.
